A tune-up is also a safety check of the opener. Openers made since the early 1990s carry two ways of protecting anything in the door's path: photo-eyes near the floor that reverse the door when the beam is broken, and a contact reversal that sends the door back up if it meets resistance. The technician cleans and aligns the sensors, then tests both: an object waved through the beam while the door closes, and a 2x4 laid flat under the centre of the door. Will the tune-up include replacing worn parts?
Small wear items found on the day, such as a roller or a hinge on a middle section, a bottom seal or a few fasteners, can often be replaced during the visit if you agree and the part is on the truck. Larger items, including springs, cables, drums, bottom brackets, a bent track or an opener gear, are written up as separate repairs with their own quote so you can decide with the facts in hand rather than under a raised ladder.
My door has a lock bar. Should it be used with an opener?
Not while the opener is connected. If the slide lock is engaged and someone presses the remote, the opener pulls against a locked door and can bend the top section or strip its gear. On a door driven by an opener the lock is usually disabled or removed during a tune-up, and the opener's own hold on the door provides the security. If you want a manual lock for holidays, the technician can show you how to use it safely with the opener unplugged.
Should I lubricate the tracks?
No. Tracks should be clean and dry. Rollers are meant to roll along the track on their own bearings, and a film of lubricant on the track collects grit, thickens in the cold and makes the rollers slide and drag instead. Wipe the tracks with a rag and put the lubricant where it belongs: on the hinge pins, the roller bearings, the spring coils and the bearing plates at the ends of the torsion shaft.
